It depends entirely on how much black mold there is. Health Canada’s guidance says a homeowner can safely clean up small and medium areas of black mold using proper procedures and protective equipment, but a single patch larger than three square metres requires professional assessment and cleanup. The species of mold does not change that answer. The size does.

How much black mold counts as small, medium, or large?

Health Canada uses a decision chart based on total surface area affected:

Three square metres is roughly the size of a small area rug. If one continuous patch is bigger than that, Health Canada recommends a qualified professional assess and clean it.

One caution on the small category: many small patches scattered through a home can be a sign of a larger moisture problem that needs investigation, even though each individual patch falls under the threshold. The patches are the symptom, not the problem.

Different guidelines draw the lines in different places. Some assessment guidance used in Canada references thresholds of 1 m2 for small-scale remediation, up to 10 m2 for moderate projects, and above 10 m2 for large-scale work. Health Canada’s chart is the one written for Canadian homeowners, so it is the practical reference for a residential decision.

Does it matter if it is black mold specifically?

No. This is the part most people get wrong.

Stachybotrys chartarum, the species commonly called black mold, is one of several molds found in buildings alongside Aspergillus, Penicillium, Cladosporium, and others. The Centers for Disease Control and Prevention position, cited by the Canadian Centre for Occupational Health and Safety, is that all molds should be treated the same in terms of health risk and removal.

Health Canada recommends controlling dampness indoors and cleaning up any visible mold regardless of the type present. You do not need to know the species to decide what to do about it.

Colour is also an unreliable identifier. Plenty of dark mold is not Stachybotrys, and plenty of Stachybotrys is not the pure black people picture. Deciding how to respond based on colour is guesswork.

What are the health effects?

People living in homes with mold and damp conditions are more likely to experience eye, nose, and throat irritation, coughing and phlegm build-up, wheezing and shortness of breath, and worsening asthma symptoms. There is increasing recognition that exposure to indoor mold and dampness may contribute to the development of asthma, bronchitis, other respiratory infections, and eczema.

The level of risk depends on the extent of the mold growth, regardless of species, how long it has been present, and the health of the people exposed. Infants, children, seniors, pregnant people, and those with respiratory conditions like asthma are at greater risk.

Both living and dead mold matter. Mycotoxins and other mold products retain their antigenic and toxic properties over extended periods, so material that has dried out and died is not automatically harmless.

Health Canada and other recognized organizations do not propose a health-based exposure limit for indoor mold, because the science does not currently support setting one. That is why the guidance is based on visible extent rather than on a measured number.

How to clean black mold safely yourself

Fix the moisture first. Unless the cause of the moisture is identified and solved, the mold will come back. Repair the leak, the drainage, or the ventilation problem before or alongside the cleanup.

Wear the right protection. The minimum recommended gear is safety glasses or goggles, a disposable well-fitting N95 respirator, and household disposable gloves. The mask has to say N95. If N95 is unavailable, a P100 or N100 offers more protection. Ordinary dust masks are not suitable.

Keep vulnerable people out. Infants, children, seniors, pregnant people, and anyone with asthma or another respiratory condition should not be in or near the area during cleanup. Keep pets away too.

Discard what cannot be cleaned. Porous materials often cannot be properly cleaned and must be thrown out. That includes mattresses, pillows, bedding, stuffed toys, carpets, cushions, and sofas that got wet or sat in damp conditions. Moldy paper and cardboard are among the hardest materials to clean and should be discarded. Seal these items in plastic bags and take them out through the nearest exit.

Vacuum with HEPA only. Use a vacuum with a HEPA filter or a central vacuum exhausted outside. A standard vacuum makes the situation worse by passing spores through and putting them back into the air.

Clean with soap and water, not bleach. Health Canada is explicit: do not use bleach to clean up mold. Scrub non-porous surfaces such as glass, metal, tile, and hard plastic with an unscented soap solution and dry completely and quickly. On walls, use a damp cloth with baking soda or a small amount of unscented soap, and do not let the drywall get too wet, since excess water adds moisture and damages the surface.

Do not paint over it. Painting a moldy surface does not kill the mold and does not stop it from growing back. It hides the problem temporarily.

Dry the area. Use fans, open windows if the weather allows, and run a dehumidifier if there is condensation on cold surfaces or the relative humidity is above 50 per cent.

If the mold is underneath the paint, the drywall needs to be removed and replaced rather than cleaned.

When black mold needs a professional

Health Canada lists specific situations where black mold and any other mold growth require a qualified professional:

  • A single patch of mold larger than three square metres
  • Mold that returns after cleaning, which indicates the moisture source was never addressed
  • Flood or leak water that was contaminated with sewage, or with chemical or biological pollutants
  • Previous efforts have not solved the problem, including ongoing health symptoms among occupants
  • Suspected hidden mold inside walls or above ceilings
  • Flooding that penetrated wall cavities or ceiling and floor cavities, where traditional drying cannot reach

Two of these have nothing to do with size. Mold that keeps coming back and mold you suspect but cannot see are both professional calls regardless of how small the visible patch is.

Strong musty odours with no visible black mold or water damage are worth a professional opinion about hidden growth in wall and ceiling cavities.

Why hidden black mold is a different problem

A visual inspection is the primary tool for assessing indoor black mold and any other growth, and it is the most reliable method for identifying the cause, location, and extent of a problem. But moisture that occurs seasonally or inside wall cavities is difficult to identify, because it may not be visible at the time of inspection.

Finding hidden mold can require moisture meters, borescopes, and infrared cameras, and sometimes small destructive openings in walls, lifting flooring, or removing drywall. Because destructive inspection can compromise building materials and release contamination, this work should only be done by a qualified environmental professional with proper containment.

There is also a point of honesty in the research worth knowing: the potential for exposure in spaces like attics, crawl spaces, and garages is poorly understood, and qualified professionals do not fully agree on how hidden growth in those spaces affects indoor air quality.

Should you get an air test for black mold?

Health Canada does not recommend testing the air for mold in most situations. An air test does not provide information that predicts health effects, and it often reveals little about the cause of the mold damage.

The reasons are practical. There are currently no scientifically validated methods to measure mold exposure with accuracy. Sampling is time consuming and expensive, it does not identify the moisture source or explain why the problem happened, and disturbing mold growth to take a sample can itself increase the health risk for occupants. Results are highly variable and difficult to interpret, which leads to inconsistent conclusions even among professionals.

Sampling has a legitimate place: when a visual inspection is ambiguous, when it is unclear whether a stain is mold, when hidden mold is suspected and needs to be located, or to verify that a remediation worked. In cases where concerns remain unexplained after inspection, particularly with a history of flooding or pipe leaks affecting wall cavities, a qualified professional may recommend a non-viable air test to detect indicator mold types that point to hidden problems.

A systematic approach based on thorough visual inspection is generally more effective than relying on extensive air, bulk, or swab testing.

How large-area remediation is done

Work above the threshold involves controls a homeowner does not have. Recommended practice for areas greater than three square metres includes a full-face HEPA respirator, air-purifying respirator with P100 cartridges, or a powered air-purifying respirator, plus disposable coveralls, head cover, and shoe covers.

The area is isolated from the rest of the building with plastic sheeting, ventilation ducts and other openings are sealed, and the HVAC system is shut down. An exhaust fan with a HEPA filter creates negative pressure so contaminated air does not migrate. Dust suppression methods are used throughout. Discarded materials are sealed in plastic bags, and the bags are HEPA vacuumed or wiped before being carried out of the sealed area. The contained area and its entrance are HEPA vacuumed and cleaned with detergent, and workers remove disposable clothing before leaving so they do not track contaminated dust through the building.

Contamination in an HVAC system deserves separate mention. Small amounts can be cleaned like any small surface area, but large-scale contamination in ductwork should be handled by trained professionals, with the system off during cleaning and everything dried before it restarts.

How to tell if a remediation company is qualified

Health Canada suggests several markers:

  • Certification from the Institute of Inspection Cleaning and Restoration Certification, or OSHA-certified training, or equivalent training and experience
  • The company prioritizes removing damaged materials rather than attempting to seal or chemically treat them
  • Liability insurance specifically covering mold removal
  • Written inspection and cleanup procedures provided to you in advance, with costs, health and safety considerations, warranties, and follow-up inspections discussed
  • Any laboratory work accredited to ISO/IEC 17025:2017 through CALA, the Standards Council of Canada, the AIHA, or an equivalent body
  • For extensive work involving structural elements, the company recommends a separate firm perform post-remediation clearance testing

That second point is a useful filter. A company whose proposal centres on spraying a chemical treatment over moldy material, rather than removing it, is not following the approach Health Canada describes.

Treat it like any renovation hire: solicit proposals, interview candidates, and expect a site visit before a real quote.
