Mold remediation is not cleaning. Cleaning removes what you can see. Remediation removes the contaminated material, controls the spread of spores while that happens, and fixes the moisture problem that caused the growth in the first place. Skip the third part and the mold comes back.
Here is what the process actually looks like in an Edmonton home, from the first phone call to the point where the space is safe to use again.
Step one: finding the water, not the mold
Every remediation starts with moisture, because mold only grows where moisture is present. The surfaces in most homes already provide the temperature and nutrients mold needs. Water is the missing ingredient, and it is the only one you can control.
An assessment walks the whole house, not just the room where somebody noticed a stain. That means attics, basements, crawl spaces, and storage areas, plus the areas around plumbing, under and beside windows and doors, and anywhere wires or pipes pass through the building envelope.
The signs of a moisture problem are broader than visible mold:
- Staining or discolouration on floors, walls, ceiling tiles, window panes, fabrics, and carpet
- Peeling paint or wrinkled wallpaper
- Cracks in plaster or warped wood
- Efflorescence, the white powdery salt crystals that appear on masonry and foundation walls
- Condensation on windows and pipes
- Musty or earthy odours, particularly when the furnace or air conditioning starts up
In Edmonton homes, several moisture sources come up repeatedly. Spring snowmelt against a foundation that does not slope away from the house. Eavestroughs and downspouts that discharge too close to the building. Basements where cold concrete meets warm indoor air. Bathroom and kitchen exhaust fans that vent into the attic instead of outside, which simply relocates the moisture. And newer, tighter homes that hold humidity in when ventilation is not keeping up.
Moisture meters can locate damp material behind a surface that looks fine. That matters, because seasonal moisture and water inside wall cavities may not be visible at the time of the inspection.
Step two: determining the extent
The size of the affected area decides how the work gets done. Health Canada’s chart is the reference point for Canadian homes.
Three or fewer patches totalling under one square metre is a small area. More than three patches, or patches between one and three square metres, is medium. A single patch larger than three square metres is large, and that is where professional assessment and cleanup become necessary rather than optional.
Size is not the only trigger. Mold that comes back after a previous cleanup, water damage involving sewage, flooding that reached wall or ceiling cavities, and suspected hidden growth behind walls all call for a professional regardless of the visible square footage.
Species does not factor in. All molds are treated the same for removal purposes, so the assessment measures how much and where, not what kind.
Step three: containment
This is the step that separates remediation from cleaning, and it is the one homeowners underestimate.
Disturbing mold puts spores into the air. Without containment, a cleanup in the basement can distribute contamination through the rest of the house via the furnace and the natural air movement of the building. The visible mess in one room becomes an invisible problem everywhere.
Containment for a larger residential job typically means:
- Sealing the work area off with plastic sheeting
- Sealing ventilation ducts and other openings
- Shutting down the HVAC system so it cannot move contaminated air
- Running a HEPA-filtered exhaust fan to hold the work area at negative pressure, so air flows in rather than out
Negative pressure is what keeps the rest of the home clean. Air moves into the sealed area, passes through HEPA filtration, and exhausts outside.
The crew works in respiratory protection appropriate to the scale, along with disposable coveralls, head covers, and shoe covers, and removes that clothing before leaving the containment so mold-laden dust does not get tracked through the house.
Step four: removing the material
Non-porous and semi-porous materials such as glass, metal, hard plastic, wood, and concrete can usually be cleaned and kept if they are structurally sound. Porous materials generally cannot.
Drywall, ceiling tiles, insulation, carpet and underpad, fabric, upholstery, paper, and cardboard that have supported mold growth come out and get replaced. This is not caution for its own sake. Cleaning the surface of a porous material does not reach the growth inside it, which is why a moldy mattress cannot be salvaged and moldy paper is among the hardest materials to deal with.
Removed material is sealed in plastic bags inside the containment, and the outside of the bags is HEPA vacuumed or wiped down before anything is carried out through the house.
Cleaning uses detergent solutions. Bleach is not used. Chemical disinfectants are not recommended for remediation work, and they introduce their own exposure concerns in an occupied home. Dust suppression, usually light misting before disturbing a surface, keeps material from becoming airborne during removal.
A related point worth stating plainly: sealing or chemically treating moldy material instead of removing it is not remediation. A proposal built around spraying an encapsulant over contaminated drywall is not following the approach Canadian guidance describes.
Step five: HEPA vacuuming and drying
Once the material is out, all surfaces in the work area get HEPA vacuumed, including the entrance to the containment. A standard household vacuum works against you here, because it passes spores straight through the filter and redistributes them.
Then the area has to dry completely. Fans move air, dehumidifiers pull moisture out, and the target is relative humidity between 30 and 50 per cent. Anything left damp is an invitation for the problem to restart, and mold can begin growing in an area with excessive moisture within 48 hours.
Step six: fixing the cause
This is where remediation either holds or fails.
If water is entering from outside, the building envelope needs repair: the roof, walls, windows, doors, or foundation. If the grade slopes toward the house, it gets corrected so rain and snowmelt drain away. If eavestroughs and downspouts are discharging at the foundation, they get extended. If a bathroom fan is venting into the attic, it gets ducted outside. If the basement runs damp year round, a dehumidifier becomes part of normal operation rather than an emergency measure.
Mold that returns after cleaning is the clearest possible sign that the moisture source was never addressed. It is a diagnostic result, not bad luck.
Step seven: verification
On a small mold remediation job, the standard is straightforward: the area is dry, free of visible contamination, and the moisture source is fixed.
On larger jobs involving structural elements like wall cavities, post-remediation verification by an independent third party is worth considering. The point of using a separate company for that check is that the firm confirming the work is complete is not the firm that did it.
Verification is generally based on thorough visual inspection rather than air testing. Health Canada does not recommend testing the air for mold in most situations, because the result does not predict health effects and says little about the cause. Where questions remain after inspection, particularly with a history of flooding or leaks affecting wall cavities, a qualified professional may recommend specific sampling to locate hidden problems.
What homeowners should expect from a contractor
A legitimate mold remediation proposal describes the scope of work, the containment approach, what materials will be removed, how the moisture source will be addressed, and what verification will happen at the end. It should come after a site visit, not over the phone.
Ask about certification, whether liability insurance specifically covers mold removal, and whether the plan prioritizes removing damaged material over sealing or treating it. If laboratory analysis is part of the job, the lab should hold recognized accreditation.
Treat the hire the way you would treat a renovation: get proposals, ask questions, and expect written procedures before work starts.
Living in the house during mold remediation
For a contained job in one area, staying in the home is often workable. The containment exists precisely so the rest of the house stays usable.
Some people should stay out of the affected area regardless. Infants, children, seniors, pregnant people, and anyone with asthma or another respiratory condition are at greater risk from exposure, and they should not be in or near the work area. Pets should be kept away as well.
For extensive remediation involving multiple rooms or the HVAC system, temporary relocation may make more sense, and a contractor should raise that with you rather than leave you to figure it out.
